Site Planning in Harmony with the Surroundings
The Forena Gwanggyo site is located on a Gwanggyo Convention support facility zone where cultural facilities, natural environment, and commercial facilities converge. The goal was to create harmony and connectivity with all neighboring complexes, and to establish a landmark building befitting a high-quality MICE valley. The building was oriented south and east to optimize livability, maximizing views toward Gwanggyo Lake Park. A bridge connects to the convention center across the level difference, while underground circulation naturally links to the commercial facilities in the convention plaza, creating a symbiotic relationship with the department store as part of a larger commercial district.
 
Differentiating from Uniform Facade Design
Facade design for residential buildings comes with many constraints—daylighting and ventilation for each room, balustrade heights for safety, window areas considering energy efficiency, and more. These are the reasons most residential facades become uniform.
To break away from typical residential forms, the mass was divided into three major zones to create a non-uniform facade and interior spaces while maintaining functionality. The main facade facing the lake features a raised parapet height to enhance the nighttime景观 while allowing the mass to be perceived as a clean box form. Horizontal grids were divided in three-story increments, and relief was added to the vertical patterns to create depth.
 
Floor Plans Meeting Diverse Needs
The unit plans were designed with various configurations to allow selection based on lifestyle and spatial preferences. Flexible bedroom partitions were installed in all units to maximize spatial flexibility. Six types were completed: three types with two-sided openings prioritizing lake views (84A, 84C, 84D), a 4-bay slab type (84B), a 4-bay corner type (84E), and a penthouse type (175P).
 
Harmonizing Public and Private Spaces
The lower levels have a public character that both residents and visitors can freely use. Circulation was planned through various simulations to fully protect residents' privacy while maximizing the utilization of public spaces. In public areas, masses were articulated according to human scale to create varied facade changes and distinctive individual shop identities. Arcades were installed for shops facing the interior courtyard to enhance circulation convenience. The building facade was utilized to naturally connect indoor lighting and natural light at the lower levels, preventing disconnection between interior and exterior.
To extend residential functions and enable long stays, amenities closely related to daily life were placed throughout the building to enhance residents' quality of life. Fitness facilities, childcare facilities, and support facilities were diversely configured to broaden choices.
Urban Rest Spaces with Abundant Greenery
The exterior spaces were efficiently planned with public walkways surrounded by abundant greenery and private gardens for residents. Spaces were designed to harmonize soft lighting and natural light, creating continuity. Urban rest spaces were created with abundant greenery reflecting diverse activity patterns of residents, amenity users, and lake park visitors, making peaceful and cozy spaces.
